What it is
Spray polyurethane foam is the flat roof system built for this climate. It goes down as a liquid and expands into a single seamless layer with no seams and no fasteners for water to work through, self flashing right up every wall and around every penetration. On top goes a reflective coating that bounces the sun back off your house and cuts the heat load. Foam also adds real insulation value, which a membrane roof does not. Foam Roofing questions, answered straight
A foam roof is not a tear off system, it is a maintain forever system. The foam itself can last thirty years and more as long as the reflective coating is renewed roughly every ten to fifteen years. Skip the recoat and the sun eats the foam. Keep it up and you may never tear it off.
Yes, and it does it two ways. The reflective coating bounces sunlight instead of soaking it in, and the foam itself insulates, which a single ply membrane does not. On a hot flat roofed home the difference in the upstairs rooms is something people feel.
Usually not. Chalky and faded is the coating telling you it is time to recoat, which is normal and expected. Caught in time, a recoat renews the whole roof for a fraction of a replacement. That is exactly the inspection to book before monsoon season.
