Roof Coatings

What it is

A coating is the smart middle move between patching and replacing. On a foam or flat roof that is still sound but tired, an elastomeric coating goes on as a thick liquid, cures into a seamless waterproof membrane, seals the small cracks and pinholes, and reflects the sun so the whole roof runs cooler. It is a fraction of a replacement cost and it buys real years. The honest part is knowing when a coating is enough and when the roof is too far gone, and we will tell you which one you have.

When you need it

• A foam roof that has gone chalky and needs its scheduled recoat
• A flat roof with minor leaks and no major structural failure
• A metal roof with rusting seams and fasteners to seal
• A homeowner who wants to defer a full replacement without ignoring the roof

How we do it

1. 1

   Free inspection

   We test whether the existing roof is a good candidate. A coating over a failed roof is money wasted, and we will say so.

2. 2

   Clean and repair

   Power clean, then repair the cracks, blisters, and open seams so the coating goes over sound material.

3. 3

   Prime and detail

   Primer where needed, and reinforcing fabric embedded at the seams and penetrations that move.

4. 4

   Coat

   One or two full coats of elastomeric to the right mil thickness, bright white to reflect the heat.
