What it is
Most people think the tile is the roof. It is not. The tile is the shield that takes the sun and the hail. The underlayment beneath it is what keeps water out of your house, and in the Arizona heat that underlayment is exactly what wears out first. We install concrete and clay tile over a fresh, code correct underlayment, flashed clean at every valley, wall, and penetration. Done right, the tile outlives the paperwork and the layer under it does its job through every monsoon.

How we do it

Free inspection
We get on the roof, photograph the underlayment, flashings, and any cracked tile, and show you what we found.

Tear off or lift and relay
If the tile is sound we lift and stack it, replace the underlayment, and reset it. If not, we tear off to the deck.

New underlayment
Fresh two ply or high temp underlayment, every valley and wall flashed, every penetration sealed.

Set the tile
Tile laid to the correct exposure and headlap, hips and ridges mortared or foamed, broken pieces swapped out.

Clean and walk
Every nail and offcut off the property, and a final walk with you and the photos.

Because the tile is not what waterproofs the roof. The underlayment under it is, and it is the part the sun cooks. When it goes brittle, water gets past it even though the tile above looks perfect. We lift the tile, replace the underlayment, and reset the same tile, which costs far less than people expect.
The tile itself can last fifty years or more. The underlayment under it is the clock, and in this heat that is commonly twenty to thirty years before it needs replacing. That is the moment to lift and relay, not to buy all new tile.
Concrete is the workhorse across the Valley, heavier and less expensive. Clay holds its color longer and gives the true Spanish look for more money. On an inspection we will tell you which fits your home and your budget without steering you to the pricier one.
